- Where decks are required at the rear patio door due to grade conditions (“Lookout Basement”), the following features shall be installed and Included in the “Look-Out Basement” Premium.
- A wood deck (approx. 6’ x 8’) with stairs to grade, and oversized vinyl windows in the rear basement. Where walkout basement conditions are applicable, the following features are standard and included in the “Walk-Out” Basement premium:
- Basement patio door, full size rear basement vinyl windows, additional brick, framing, Insulation, a wood balcony (approx. 6’ x 8’) off main floor, an additional light and electrical outlet.
- Styles, materials, location of features, grade heights, door swings and specifications are subject to site, industry and Municipal conditions and may vary. The Vendor reserves the right to substitute Materials with that of equal or better quality and make modifications with respect to such conditions.
- Dimensions and measurements are approximate and may vary within industry accepted tolerances from the actual.
Gold Park Warranty backed by Tarion Warranty Program Includes:
- The home is warranted against major structural defects for seven (7) years.
- The home is free of defects in workmanship and materials on electrical, plumbing, heating and building Envelope for two (2) years.
- The home is free of defects in workmanship and materials for one (1) year.
- Purchaser agrees to pay the Tarion fee, as an adjustment on closing.
